The Brief

Creating a functional, future-ready office under tight timelines

Bespa was approached to space plan a potential new office for both F2P and Embrace Finance, as their existing building was nearing end-of-life. With tight delivery timelines, we began by workshoping with the client to understand team structures, adjacencies, growth projections, operational functions, and existing office challenges. Early space planning, including TestFit options, was developed alongside a high-level project budget and programme to ensure delivery timelines could align with lease agreements. The aim was to deliver a practical, flexible, and collaborative environment that supports both teams efficiently.

Space

The floorplate was delivered as two separate demised spaces, allowing F2P and Embrace Finance to have their own distinct areas while remaining connected within the overall layout. The design optimised operational workflows and future growth, with open-plan zones, meeting rooms, and breakout areas tailored to each team’s needs. Modifications to the CAT A services were completed to accommodate the new layout, ensuring lighting, power, and HVAC systems aligned with functional requirements. The result is a balanced environment that supports focused work, collaboration, and staff well-being across both teams.

Design

Concept and detail design progressed quickly but seamlessly through collaboration with the client. Materials, finishes, and furniture were selected to reflect the company culture while creating a functional and inspiring environment. Fit-out commenced on site in line with the programme, achieving delivery on time and on budget. Every element—from spatial planning to furniture placement—was carefully considered to provide a cohesive, practical, and uplifting space for both F2P and Embrace Finance teams.

The office space that Bespa has created makes it a pleasure to come into work to collaborate with colleagues, catch-up and be in an environment that promotes productivity, fun and a feeling of belonging and wellbeing.
